These Terms and Conditions govern the use of the ALCO Inmobiliaria website. By browsing the website or using its tools and contact channels, you accept these terms. If you do not agree with them, please do not use the website.
1. Website operator
This website is operated by Pedro Alcocer, an individual operating under the trade name ALCO Inmobiliaria (hereinafter, “ALCO”), with an address at Circuito Santa Lucía 122, colonia Praderas de Santa Lucía, C.P. 38018.
Contact: phone and WhatsApp +52 461 231 1901 and email pedroalcocer@alcoinmobiliaria.com.
2. Scope of services
ALCO provides real estate advisory services for buying and selling homes, land, commercial spaces and investment opportunities in the state of Guanajuato, Mexico. The website is an informational and contact channel: it does not allow you to buy, reserve or pay for properties online.
Any real estate transaction is formalized only through the contracts and documents signed by the parties, under the terms agreed in them.
3. Informational nature of listings
The descriptions, features, areas, locations and other information about the properties listed are for informational purposes only and are based on the information available at the time of publication. Before you make any decision, ALCO will confirm the current information about the property and the corresponding documentation.
4. Availability and updates of properties
Property availability may change at any time without notice, for example, because a property was sold or the owner took it off the market. A property listed on the website is not guaranteed to still be available. We recommend contacting us to confirm availability.
5. Prices
Listed prices are expressed in Mexican pesos (MXN), are for reference only and are subject to confirmation and change without notice. When a property shows “Price upon request”, the price is provided on an individual basis.
The price and terms applicable to a transaction are those agreed in writing in the corresponding contract.
6. Photographs and illustrative images
Some images on the website are promotional or illustrative, such as lot layout plans, and may not accurately reflect the current condition or surroundings of the property. Images labeled “Promotional image” are advertising materials. Before you make any decision, we recommend confirming the property's features with ALCO.
7. Land payment estimator
The land payment estimator is a simulation tool for informational purposes only. Its results are estimates and do not constitute an offer, a formal quote, a promise to sell, a credit approval or a binding commercial condition.
The parameters it uses (price per square meter, lot sizes, down payment percentage, terms and the absence of interest) are simulation examples and should not be understood as prices, financing plans or terms offered by ALCO. Actual prices, availability, lot sizes and payment terms are confirmed only with ALCO and formalized in writing.
Using the estimator does not mean that ALCO offers financing for any particular property, nor does it guarantee that a loan or payment plan will be obtained.
8. Contact and consultation requests
By submitting the form, writing in the chat, booking a consultation or contacting us by WhatsApp, phone or email, you agree to provide truthful information and not to impersonate other people. ALCO will try to respond as soon as possible, but does not guarantee a specific response time. Submitting a request does not create a commitment to buy or sell for either party.
You can request an appointment or consultation through the website's online calendar or through ALCO's contact channels. The processing of your personal data is governed by our Privacy Notice.
9. Intellectual property
The ALCO Inmobiliaria trade name and logo, as well as the text, photographs, videos and other content on the website, are protected by intellectual property law. You may not reproduce, modify or use them for commercial purposes without prior written authorization from ALCO or, where applicable, from their owners.
Some third-party images are used under licenses that require attribution; the corresponding credits are shown in the website footer.
10. Permitted use of the website
You agree to use the website lawfully and, in particular, not to:
- Submit false, offensive or unlawful information, or third parties' data without their authorization.
- Send bulk messages, unsolicited advertising or automated requests.
- Attempt to gain unauthorized access to the website's systems, interfere with its operation or introduce malicious software.
- Extract the website's content or listings in bulk or by automated means.
11. Third-party links and services
The website contains links to and integrations with third-party services such as WhatsApp, Facebook, Instagram and GoHighLevel's chat and scheduling platform. These services are governed by their own terms and privacy policies, and ALCO is not responsible for their content, availability or operation.
12. Limitation of liability
ALCO strives to keep the information on the website accurate and up to date, and to keep the website running continuously; however, it cannot guarantee that it will be free of errors or interruptions. ALCO will not be liable for decisions made solely on the basis of the information on the website without first confirming it with ALCO, or for damages arising from causes beyond its control.
Nothing in these terms limits the rights granted to you by Mexico's Federal Consumer Protection Law or any liability that ALCO may have under applicable law.
13. Changes to these terms
ALCO may modify these terms at any time. Changes will be published on this page with their update date and will apply from the time of publication.
14. Governing law and customer service
These terms are governed by the laws of the United Mexican States. For any questions, clarifications or complaints, you can contact us through the channels listed in section 1, and we will try to resolve them directly. If you are a consumer, you may also contact Mexico's Federal Consumer Protection Agency (PROFECO).
