At ALCO Inmobiliaria, we value the trust of everyone who contacts us. This Comprehensive Privacy Notice explains what personal data we collect through this website and our customer service channels, what we use it for, who we share it with and how you can exercise your rights, in accordance with Mexico's Federal Law on the Protection of Personal Data Held by Private Parties (LFPDPPP) and other applicable Mexican regulations.
1. Identity and address of the data controller
The party responsible for processing your personal data is Pedro Alcocer, an individual operating under the trade name ALCO Inmobiliaria (hereinafter, “ALCO”), with an address for notices at Circuito Santa Lucía 122, colonia Praderas de Santa Lucía, C.P. 38018.
Contact: email pedroalcocer@alcoinmobiliaria.com, and phone and WhatsApp +52 461 231 1901.
2. Personal data we collect
We collect the data you provide to us directly, depending on the channel you use:
- Website contact form: name, email address, phone number, the type of property or land you are looking for and, optionally, the message you write to us.
- Website chat: the information and messages you choose to share in the conversation (for example, your name, phone number, email address and a description of what you are looking for).
- Consultation scheduling: the information you enter when booking an appointment in our online calendar (for example, your name, email address, phone number and the date and time you choose).
- WhatsApp, phone call or email: your number or address, your name and the content of the communication.
In addition, browsing the website automatically generates technical data such as your IP address, browser and device type, and the pages you visit (see section 8).
Sensitive data: ALCO does not request sensitive personal data through this website. Please do not include it in the messages you send us.
The website's land payment estimator runs its calculations in your own browser: it does not request or store personal data, and it does not send your simulation to ALCO unless you choose to share it through a contact channel.
Data requested only if you decide to proceed with a real estate transaction
If you decide to move forward with a real estate transaction, ALCO may request, only when necessary to manage it, identification documents and financial or asset-related data. This data is not collected through the form or any other tool on this website; it will be requested directly while the transaction is being managed.
Under the LFPDPPP, the processing of financial or asset-related data requires your express consent, except for the exceptions provided by the law itself. ALCO will request it before processing that information.
3. Purposes of processing
Primary purposes (necessary to handle your request)
ALCO uses your personal data only to:
- Respond to your requests for information.
- Contact you when you have expressed interest in a property or lot.
- Provide you with information about properties and land.
- Follow up on your original request.
- Schedule and confirm appointments or visits.
- Manage your request in our customer relationship management (CRM) system.
- Handle the communications you have with ALCO by phone, email and WhatsApp.
- Manage the real estate transaction, if you decide to proceed with it.
ALCO does not sell databases or use prospects' information to market it to third parties.
Secondary purposes
ALCO currently does not use your personal data for secondary purposes such as newsletters, unsolicited promotional campaigns or advertising of other properties unrelated to your original request. If ALCO wishes to use it for any of these purposes in the future, it will update this notice and give you the opportunity to object before doing so.
4. Technology providers
To operate the website and handle your requests, ALCO relies on technology providers that process data on ALCO's behalf in order to provide their services. Some of them are located or store information outside Mexico, mainly in the United States:
- GoHighLevel (LeadConnector): customer relationship management (CRM) system where data from the form, the website chat and the consultation calendar is recorded; it also provides the online chat and calendar.
- Netlify: website hosting and processing of form submissions.
- Google Fonts and Bunny Fonts: services that deliver the fonts used by the website and the chat; they receive technical data from your browser, such as your IP address.
- Cloudflare: security service used by GoHighLevel's domains.
- WhatsApp (Meta): only when you choose to contact ALCO through that channel.
5. Data transfers
ALCO does not sell databases or use prospects' information to market it to third parties. ALCO currently does not transfer on its own initiative your personal data to third parties such as notaries, owners or sellers, financial institutions or other real estate advisors.
If a transfer becomes necessary in the future, ALCO will update this notice, indicating the recipient and the purpose, and, when required by law, will request your consent before carrying it out.
ALCO may disclose your data without your consent in the cases provided by law, for example, when required by a competent authority.
6. ARCO rights
You have the right to Access your personal data, Rectify it when it is inaccurate or incomplete, Cancel it when you consider that it is not required for the stated purposes, and Object to its processing for specific purposes (known in Mexico as ARCO rights).
To exercise them, send your request to pedroalcocer@alcoinmobiliaria.com, including the following information:
- Your name and a means to send you the response.
- Documents proving your identity or, where applicable, the legal representation of the person acting on your behalf.
- A clear description of the right you wish to exercise and the data involved.
- Any document or information that helps locate your data and, for rectifications, the requested changes together with supporting documentation.
ALCO will respond to your request and, where applicable, carry it out within the time limits established by the LFPDPPP.
7. Revoking consent and limiting use
You may revoke the consent you have given us for the processing of your data through the same channel and with the same requirements indicated for ARCO rights. Please note that in some cases we may not be able to fulfill your request or stop the processing immediately, for example, when we must keep certain data because of a legal obligation, or when the revocation would prevent an ongoing transaction from continuing. Revocation does not have retroactive effect on processing carried out before your request.
To limit the use or disclosure of your data, you may:
- Request it through the same channel indicated for ARCO rights.
- Ask to stop receiving WhatsApp or email messages by replying to the message itself or through the same channel.
- Register with the Public Registry to Avoid Advertising (REPEP) of Mexico's Federal Consumer Protection Agency (PROFECO).
8. Cookies and tracking technologies
ALCO's website does not use web analytics tools or advertising pixels (for example, Google Analytics or the Meta pixel). However, the GoHighLevel chat embedded in the website uses its own technologies:
- It stores in your browser's local storage (localStorage) a session identifier and the history of your visits and sessions on the website, in order to keep the conversation going and associate your visits with the request you submit.
- GoHighLevel's domains use a short-lived Cloudflare security cookie (__cf_bm) that helps distinguish legitimate traffic from automated traffic.
You can delete or block cookies and local storage in your browser settings. If you do, the chat may not work properly, but you will still be able to browse the website and contact us through the other channels.
9. Changes to this privacy notice
This notice may be modified due to legal changes, our own needs or changes in the services we offer. Any modification will be published on this same page, with the date of the last update.
10. Competent authority
If you believe your right to personal data protection has been violated, you may contact the authority competent in matters of personal data protection.
11. Consent
The website's contact form displays, before the submit button, a notice with a link to this Privacy Notice. By submitting the form, you authorize ALCO to use the data you provide in it to respond to your request, contact you and follow up on your real estate inquiry, in accordance with the primary purposes of this notice.
That authorization does not include the processing of identification documents or financial or asset-related data: if you decide to proceed with a real estate transaction, ALCO will request the corresponding express consent separately (see section 2).
